ENERGY AUDITS AND SYSTEMS INTEGRATION

Project Implementation

Once an energy audit has been completed, the next step is to implement the recommendation to achieve the savings. Implementation requires practical experience and project management skills. View our Staff Profiles to get some idea of the range of skills available.

With more than 30 energy efficiency projects completed between Dunedin and Auckland, ECOsystems have a lot of experience available whether it is a project that is the result of our own energy audit or the audit of another consultancy.

The typical steps involved:

  1. Development of specification for installation
  2. Agreement on contractors to price upgrade
  3. Ordering of components and materials
  4. Confirmation of contractors
  5. Delivery of components and materials to site
  6. Project management by ECOsystems
  7. Installation by contractors
  8. Management of progress payments according to schedule
  9. Programming of Energy Automation Systems
  10. Final commissioning
  11. Monitoring of results

Our aim is to ensure you get the upgrade completed within budget and you achieve the savings expected.

Some examples:

We have completed projects between Dunedin and Auckland since 1995. Below are a few example sites to give some idea of the range of energy efficiency upgrades

  • Our Energy Automation System (EAS) now controls all lighting in the McDonald’s Training Centre facility, beside their main Head Office building. This encompasses a lecture theatre, dining room and board room. Savings to date have averaged more than 50%. The graph shows the reduction in kWh consumption.

  • During the summer of 2003/04 we completed an energy efficiency upgrade at Wanganui Girls’ College. This included more efficient internal and external lighting, improved boiler and pump controls, insulated hot water cylinders and fitted a timeclock.
  • In February 2003 we completed two energy efficiency upgrades for McDonald’s Papakura and Takanini in Auckland. This involved a full Energy Automation System which automated all lighting and appliance control, control of airhandling units, freezer and hot water. We made the lighting more energy efficient and developed the first LED light fittings to replace dichroic fittings. These last for 100,000 hours rather than 6,000 for dichroics and use less than 10% of the electricity! We reduced line charges significantly as well as energy consumption.
  • During the summer break of 2002 we installed a full energy efficiency upgrade at Motueka High School in Nelson. This included more efficient lighting and lighting control, boiler control through an Energy Automation System, wrapping hot water cylinders, fitting water controls to urinals and fitting timers to selected heaters.
  • In 2001 we completed an energy efficiency upgrade at Scotlands Hostel, New Plymouth Girls’ High. This included a powerline control system to manage electric heaters and hot water cylinders. More energy efficient lighting, replacement of conventional ovens and steamers with a more efficient Rational oven, installation of ECO GFX water to water heat exchangers on showers to halve the cost of showers and decommissioned drying rooms and installed more energy efficient dryers in a new laundry.
  • In 2000 we installed an Energy Automation System (EAS) at the Maara Tahu Campus of Taranaki Polytech. This controlled gas boilers, domestic hot water and pool pumps and a number of new split airconditioning system we also installed. We fitted a pool cover and installed a number of Heat Recovery Ventilation systems in the hostels to vastly improve the air quality and reduce the high maintenance costs caused by dampness.
  • During 1999 we completed Energy Efficiency upgrades at all The Salvation Army resthomes throughout New Zealand. This included heat recovery on commercial dryers, energy efficient lighting, valve blankets and ECO GFX water to water heat exchangers on showers to cut water heating costs by more than 50%.
  • At the Wellington Institute of Technology we installed power factor correction, high efficiency T5 lamps with reflectors and electronic ballasts. The lighting was controlled with C-Bus. We also installed an Energy Automation System to control all boilers and airconditioning.
  • In 1997 we installed an energy efficiency upgrade at Wellington City YHA. This included wrapping hot water cylinders, installing low flow showerheads, fans in the dining and reception to improve summer comfort and energy efficient heaters in bedrooms. We also integrated the first EBOS commercial automation system to automatically control the heaters.

What some of our clients have to say:

Success for ECOsystems is a client who enthusiastically promotes our services.

Following the completion of the Toyota New Zealand audit in June 2007, Tristan Lavender, Toyota NZ Environmental Officer, thanked ECOsystems for the work on the final audit report and said, "It was well received and has stirred up a lot of interest to get things moving here. We hope to address many of the issues raised."

Alex Cabrera, WelTec Facilities and Operations Manager, has been very happy with ECOsystems work on assessing opportunities to reduce energy expenditure through better building control, optimisation of heating and air-conditioning and reinstatement of an automated site-wide demand management system. "I am very satisfied with ECOsystems performance especially with (the) staff. I am looking forward to continuing to work with ECO in all our energy projects."

"ECOsystems put together a very comprehensive Energy Efficiency Proposal, which was then presented to the Headmaster and the Board of Trustees Property representatives. Once a decision was made to proceed with the project, ECOsystems tendered the project and managed the installation, commissioning and training to project completion.

I personally have found the ECOsystems staff very pleasant to work with, and their assistance to set up the management programmes as we have requested has been excellent.

It is our intention to continue to build on the energy management system now in place, as building refurbishments take place at the School and Hostel. We would also like to work with ECOsystems to establish an Energy Efficiency Policy for our school" - Gordon O'Neale, Property Manager, Napier Boys High School

"...McDonald’s is a very busy and dynamic working environment. Our managers have a difficult and stressful job to do and they can be resistant to change and interruptions to their busy schedule. Throughout the entire ECO project Cameron (Hawkins) has been professional and courteous. He has communicated effectively and followed through with his promises. I have appreciated his positive and polite attitude towards my people and myself. I’m sure he had his challenges but he was cool under pressure and put the interests and operations of the restaurant first. Thank you." - Murray Traill, Owner/Operator McDonald’s Riccarton.

"Since 1997 we have benefited by reducing our energy costs in spite of significant increases in energy appliances. This has been possible through actively using the control systems." - Paul Robinson, Plant Manager at St Patrick’s College, Silverstream.

"I was impressed with the professional and helpful manner in which ECOsystems made the Rafter site more energy efficient." - B J G Gilles, Property Manager at Geological & Nuclear Sciences.

"During January 2001, ECOsystems was contracted to install a new lighting and control system throughout five floors of the Tower Block. Overall there are 420 fittings integrated with 55 daylight sensors. The whole system is controlled through C-Bus switches. The timeframe for this project was extremely tight and it was necessary to work in very closely with other contractors to get the job completed before classes started. ECOsystems got the job done on time and had a good working relationship with the other contractors. Subsequent to the letting of this contract, ECOsystems were also asked to install the new technology throughout the Lecture Theatres and Level 2 staff areas. The system to date has been successful and we can recommend both ECOsystems and the C-Bus system." - David J Sellens, Facilities Manager for Wellington Institute of Technology.

"Now the project is finished, this is a note of appreciation to you and your team for all the good work that you have done on our behalf. The total project over 12 centres throughout the country was over $266,000 and annual expected savings are $66,000. The actual installation of the energy efficiency devices went smoothly and any hiccups were promptly attended to by your company. We were grateful for this and our Managers appreciated the advice your personnel gave them on site." - Douglas Lynn, National Manager of The Salvation Army.

"I would like to take this opportunity to express my complete satisfaction with the installation of the GFX water to water heat exchangers at the Wellington City YHA during November 1977 and the additional units during September 1998. Each unit had annual energy savings of $397.78 and an additional demand savings of $241.68. The total savings is therefore $639.46 and the payback 1.12 years or 1.687 years including installation. Energy is my second biggest cost in running this hostel after labour costs and the payback of this magnitude was terrific! I would like to thank you at ECOsystems for bringing the GFX to my attention and for the professional way you have helped me to significantly reduce my energy costs." - Hamish Allardice, Wellington City Hostel Manager of Wellington City YHA.

"Even though our roll has climbed rapidly this year (meaning more rooms are in use more often) we still show a reduction in our overall power consumption.... I would gladly recommend ECOsystems to anyone who is thinking of using any sort of power management system, as their professional manner and expert assistance is appreciated very much." - Mike Doyle, Property Manager at Taita College.

"ECOsystems have been very professional in their approach to the installation of the system. It has been great to be able to pick up the phone and receive instant assistance when needed." - Kevin Williams, Executive Officer at Bishop Viard College.

"We could not have optimised the opportunities for such comprehensive cost reductions without the initiative, expertise and professionalism of ECOsystems." - Bruce Ellis, Administration Manager at New Plymouth Girls’ High School.

"We immediately had far greater and therefore effective control over the heating of the College. This resulted in a more comfortable working environment for both students and staff.... Since then they (ECOsystems) have continued to monitor our energy usage and have continued to make recommendations on how we can further achieve savings." - Barry Law, Bursar at Rongotai College
